Classic Hardwood Floors

Finishes vary too, from glossy to matte, letting you adjust how formal or casual the room feels. Currently, satin and matte are the go-to sheens. Pair hardwood with area rugs to add color, soften the look, and define zones within open layouts. Solid hardwood is sensitive to humidity and temperature changes, so it is best suited for dry, low-humidity areas like bedrooms, living rooms, and hallways.
With proper care, hardwood floors can last for decades or even a lifetime. Although solid hardwood has a softer, more scratchable surface, compared to other options, it can be refinished multiple times, making it a durable choice, and a lasting investment.
Other advantages of hardwood flooring are its relative ease of maintenance, requiring only regular sweeping and occasional polishing to keep it looking great; Improved air quality, as hardwood floors are hypoallergenic and promote better indoor air quality; and the availability of eco-friendly options from suppliers that use sustainably sourced wood.
Investment in solid hardwood flooring is the highest of the floor types we discuss today. While many wood options are available - bamboo, hickory, maple - the most popular is White Oak. While Red Oak is a less expensive oak option, it can have a pinkish tone if not stained properly. White Oak is harder, more durable, and much easier to stain to your desired color.
White Oak material is typically $8.00 - 9.00 per sq ft., but you can expect to pay around $18.00 - 21.00/sq ft for complete installation that includes demo of old material, subfloor repairs, floor prep, sand+stain+finish, and shoe molding install. Your installer may also recommend additional high-traffic or pet-friendly sealants for your specific needs.
Durable Tile with Style
Tile flooring is one of the best ways to add function while keeping a strong design element. Ceramic and porcelain tiles are popular because they resist moisture and are easy to clean. This makes them a practical option for bathrooms, kitchen, mudrooms and entryways.
But tile isn’t only about utility. It offers endless design options. You can choose large slabs for a clean, modern effect or smaller patterned tiles for a bold statement. Neutral tones keep things classic, while colorful tiles can bring personality and charm. With the right grout and layout, tile floors become a central design feature in the home.
As with all of our floor surfaces, preparation of the subfloor is a key element to installation. Any weak spots in the floor need to be corrected, or the result will be grout coming loose from joints, and cracked tiles. A quality installer will typically spend just as much time prepping the floor and walls as they will on actual installation, making sure your new tiles have a firm, level base to adhere to. Communication between the designer and contractor is important at this stage, as there are many decisions to be made, and a lot of information that needs to be passed on to the installers. At Home By Hattan, we talk through the exact layout of the tile; create and share drawings to leave on site of what tile/grout goes where; and specify locations of shower fixtures, drains, and wall niches amidst the tile. For tiles with natural color variations, it's important to use pieces from multiple boxes at a time, to randomize the colors and avoid a splotchy look of too many similar tiles bunched together. Our contractor is on site at the beginning of each day during the tile installation process to talk through the plan for the day, address any unforeseen issues that may have popped up, and make sure the vision of the client is being captured in the work being done.

Engineered Wood or Luxury Vinyl
Sometimes, you want the look of wood without worrying about moisture or wear. Engineered hardwood offers that. It uses a real wood layer on top, supported by multiple layers beneath, making it more resistant to changes in humidity. It’s a great option for rooms where solid wood might not perform as well. Due to Nashville’s humid summers, engineered hardwood is particularly popular among local homeowners, who love its water-resistant properties and durability.
Engineered hardwood materials are manufactured to provide structural stability, allowing for wider and longer boards than solid hardwood. Widths of 6 - 9" are common, and help create a balanced look for most rooms. Look for options with a thicker wear layer, such as 6mm or more, for better durability. Engineered hardwood can be found in wide price range, but higher quality construction will cost $9.00-$15.00 per sq ft. Glue-down installation is most common, but it can also be stapled/nailed down. Properly installed, either method will ensure that there are no gaps or uneven spots that could occur over time.
Luxury Vinyl Plank is another strong contender for areas prone to moisture, and as a budget-friendly option. It is durable, affordable, and made to mimic the look of natural materials. Many styles look so close to wood or stone that most people can’t tell the difference at a glance. This makes it perfect for households that want style without the extra upkeep. In high-use areas, vinyl proves to be both tough and versatile, as well as comfortable to walk, on since it is a softer material than wood. While LVP can be found for as little as $2.00 per sq ft., higher quality materials, like COREtec, will have more a much more realistic look of wood or tile, and will have thicker wear layers to handle heavy traffic for a long time. Thicker, multi-layer, materials also provide additional soundproofing and underfoot comfort.
Many LVP varieties can be installed as "floating" floors, in that they are not mechanically attached to the subfloor below. Each plank is locked to the one next to it with special grooves along the edges. With this type of installation, floor prep is critical. Any high/low areas in the subfloor should be repaired, and all plywood seams must be completely level. The vinyl can bend and flex, so any uneven spots in the floor will eventually cause the planks to unlock from each other, so having a trusted installer is key.

Layering with Area Rugs
Even the most beautiful flooring benefits from a little "dressing up." Area rugs soften harder surfaces and bring warmth. They also help define areas in open-concept spaces, such as separating the dining area from the living area. Rugs let you introduce patterns, colors, or textures without committing to permanent flooring changes.
They’re also practical. A rug can not only make the floor softer and warmer on your feet, but a rug can protect the surface underneath from scratches and wear. In a child’s playroom or under a dining table, this protection is invaluable. For high-traffic or high-spill areas, consider an indoor-outdoor rug, a rug that is labeled "easy clean," or even a wool rug as wool is the most durable option. Rotating rugs seasonally is another way to refresh the look of your home without major expense. It’s an easy way to keep design flexible while protecting your floors.
